SMART ROOM SYSTEM developed and produced by ADRIA-electronic Rijeka
ADRIA-electronic's rooms/offices Automation system (SMART ROOM SYSTEM) is extremely adaptable to
specific needs of any building (hotels, offices, warehouses etc).

window-blinds, garden light etc. (manual or time controlling of any electrical equipment in building)

outrange, power supply, breaking in building etc.
- MONITORING STATUSES : guest in room, room cleaned, "do not disturb", "call room maker", SOS, burglary
- ADMITTANCE CONTROL to rooms and other parts of building by contact-less (transponder) cards or tags for
guests and staff (room's card-reader recognize inserted card and accord. that sets room rules)
- POSSIBILITY OF PAYING by contact-less cards in co-operation with Property Management System (PMS)
software
- ROOM TEMPERATURE REGULATION according reservation plan (handle energy management)
- disable phone line always when guest is not present in the room (internal phone network is allowed)
Whole system is centralized through the PC program, and monitoring of the most important alarms can be
duplicated by additional special equipment because of security reasons. System is user friendly, very simple for
using. Our long experience in industry proccessing and monitoring is guarantee of reliability.
If Smart Room System is connected to Property Management System, it is possible to make automatic
programming of room temperature according the reservation plan, to have full control over phone line (disable it
when the guest is not in the room), to make possible payment of any service in hotel etc.
Description of functionality
If room is not occupated, system sets the room temperature to
"very economical level". Some predefined time before the
room is going to be occupated, PMS sends to Smart Room
System command to change temperature to "economical level"
which is specified for the occupated room when the guest is
not present.

During the guest reception, Property Mamagement System
sends to Smart Room System request for one or more keycards
for specified room, defining validation date and time. At
the same time guest card can be validated for use on various
passages, ramps, elevators, etc.
If guest bring the key-card near CARD READER (placed in front
of the door) and if the card is validate, signal light will turn on
and electronic door lock system will unlock door.
When guest opens door, system turns on the WELCOME LIGHT,
and when the card is inserted in CARD HOLDER (placed in
room), system turns on room light (and all other loads in the
room i.e. power outlets, water valves if used, etc.), room
temperature is switched to "comfort" mode. A signal light
"guest in room" is lit on card reader outside the room. Card
holder works only with valid cards.
On the CONTROL PANEL in the room guest can change the temperature, turn on and off air condition, activate
DO NOT DISTURB indication and CALL ROOM MAID. This signalization is displayed also on card reader in front of
the room and on central computer on the reception desk.
Room temperature is displayed on the CONTROL PANEL. If SOS is activated, message 'SOS' will be displayed in
the room, signal light will be switched on on the card reader outside the room, and high priority alarm (with
sound) is activated on the reception desk (alarm must be aknowledged by special unique password). Control
panel is also used to warn the guest that door or window is open. Air condition is automatically switched off if
the window is opened.
With additional LIGHT KEYPAD guest can turn on and off certain lighting circuits in room by pressing one of keys.
By pressing the master on/off key all lights are switched off and by pressing it once again only the lights that
were previously switched on.
System switches the room temperature to 'economical' mode when the guest is not present in the room (when
the key card is not deposet to card holder), switches off the room light, water etc.
Special key-cards (for all rooms or defined group of rooms) are reserved for the staff. System registers any
entrance, so it is very easy to see when someone enter the room (there are special option to find the position of
staff persons). After the cleaning, room maker must press special hidden button on the control panel to enable
signal 'Cleaned room' on the Smart Room Control Software.
Whole system can work under the software control, or solo, without software. In solo mode, Smart Room
Control Equipment (placed in every room) controls the
room according the internal program. Special security
module can be included on customer demand. It's purpose
is to be safety replace for PC software (if something
happened to computer or software, that module can take
over the controling of Smart Room System.
